Kirkland Capital Group

I was looking for a passive CRE deal that delivered monthly cash flow after several deals I’m invested stopped promised distributions. I learned about the Kirkland Group and their Income Fund via Chris being interviewed on a podcast and then had an introduction call with him. I placed capital in June of 2025 and distributions started as promised in August of 2025, trailing 12 months return of ~ 7.9%. The fund loans micro balance CRE bridge loans to CRE professionals in secondary and tertiary markets. Communication is thorough and timely.

A long-time friend and colleague introduced me to Kirkland Capital Group in early 2021. My investment started in September 2021. Chris Carsley and Brock Freeman (the principals) are experienced and seasoned financial professionals. They regularly communicate with the investors and host an annual summertime social event where the investors mingle and discuss their individual experiences with Kirkland Capital. In the past five years I have noted that the same investors keep showing up. That confirms my belief in Chris and Brock. I am not bothered by the recent negative news around private debt. All investments carry a risk, but I remain invested with Chris and Brock.

I've known Chis for many years and have found him to be steadfast, highly competent, thoughtful, and steady at the helm when market winds are high. I invested based on my trust in Chris and was so impressed with the ongoing management, communication, and steadfast nature of the leaders, that I encouraged my daughter to do the same. I have held numerous investments across public equities and alternatives for decades. I recommend Kirkland Fund without reservation.
