Tough Situation
I believe in what these guys are doing and think that as interest rates come down (eventually) and the housing market unlocks, they will do very well. The idea is great as it takes eye sores out of small towns, old big box retail stores, and creates a value to the town while providing storage options for the community. That is their typical business model, however the deal that I invested in was a take over when the storage facility was already half way completed. The deal has not performed well, and that is part of investing so not upset about the performance of the investment but for a group that publicly talks about how much they communicate and how important they believe communication is, it is very lacking. I have multiple times had to ask for quarterly reporting, there has been no acknowledgment that the deal has not performed well aside from the late quarterly reports. On top of that, there has never been any communication about when distributions might resume unless I call and then everything has to be 'off the record' due to one thing or another. Not disappointed in the deal, just in the communication.
Slow start with good communication!
We invested in El Fundo (their first multiple property) syndication 3 years ago. It was delayed originally due to inspections, permitting, plan changes. The lease up has been slow, however, in the Q2 reporting the first location is at approx 70% full. Things are looking up but distributions haven't started yet. It will likely be 2027 before we receive any preferred return. It should be noted that the preferred return is accruing and will be caught up before the GP / LP split when distributions commence. El Fundo consist of 4 properties. They do build out & convert old K'mart and Grocery stores to self storage. Nomad has a good team. Their IR duo, Clint and Neil is very responsive when contacted. They host the "Truly passive income podcast" which is great. They do Quarterly Business Reviews each quarter. The build out team (Elm builders) held their own reviews until the construction was complete. All in all, Nomad works hard in a tough market to move things forward. If you are an equity investor, this could be worth a look. This isn't a cash flow play, It is a conversion. This was disclosed before the investment was made. They are building for long term equity. For that they are solid. They do reg B and C for sophisticated and accredited investors.

My wife and I have known and worked with one of the partners of Nomad for five years, and have made four investments with them. We have never been disappointed in the level of communication, nor the performance of the investments themselves. When one of the projects recently sold, we realized a payout that was far above our expectations. The team has always made themselves available for questions and concerns, and we foresee investing with them for many years to come.
